Before beginning any refinishing hardwood floors project, it's essential to address existing stains. Whether it's water damage, pet accidents, or years of wear, stains can affect the final look and uniformity of your finish. Preparing your hardwood properly ensures a smoother, longer-lasting result.

Identifying the Type of Stain

The first step is to determine what caused the stain. Common culprits include:

Water stains: typically gray or dark rings
Pet stains: dark spots, sometimes with odors
Food or oil: greasy marks that sink into the grain

Understanding the stain type helps you choose the most effective treatment.

Cleaning vs. Sanding

Some surface-level stains can be cleaned using hydrogen peroxide, baking soda, or wood-safe cleaners. However, for deeper or older stains, sanding is the most reliable method. This is typically done as part of the hardwood floor refinishing process.

Spot Treatments Before Full Refinishing

If you’re planning to refinish hardwood floors, spot-treating dark or stubborn stains before sanding the entire surface is recommended. Using fine-grit sandpaper or a chemical stain remover on affected areas helps prevent uneven coloration during staining and finishing.

Tips for Effective Stain Removal

Always test your cleaning method in a small area first
Avoid excess water—moisture can worsen damage
Neutralize pet odors with vinegar or enzyme-based cleaners
Use a wood bleach (oxalic acid) for black water stains

Budgeting for the Job

The cost to refinish hardwood floors can vary depending on square footage, condition, and stain severity. While some homeowners choose DIY solutions, working with a professional can ensure more consistent results—especially when dealing with deep-set discoloration.
